We focus on a handful of things and do them carefully. Every project begins with a real scope of work — drawings, selections, field measurements, and permit requirements — not a vague allowance buried in a handshake.
Tile & waterproofing
Bathrooms built on sound waterproofing and quiet detailing — shower systems, tile, ventilation, and custom vanities that hide daily storage without crowding the room.
Finished lower levels
Lower levels finished with moisture control first, then warmth — media walls, wet bars, guest suites, and concealed mechanical access that reads like the rest of the home.
Space tied in cleanly

What changes the number
Scope beats square footage.
Two rooms with the same footprint can price very differently. The final proposal depends on structural work, plumbing movement, electrical panel capacity, cabinet construction, tile complexity, finish level, and site access.
