What changes the number
Two rooms with the same footprint can price very differently. The final proposal depends on structural work, plumbing movement, electrical panel capacity, cabinet construction, tile complexity, finish level, and site access.

Oakhart separates allowance choices from fixed labor, documents change orders, and reviews open decisions weekly — so the budget is never discovered at the end of the job.
